We work with nationwide businesses, airports and hospitals to help house their professional employees, cabin crews and doctors, who need accommodation in the area. They cannot commit to long ASTs as they may be in the area for only a short period of time (a few days up to 6 months). That’s where we come in. We provide accommodation on a short term basis while ensuring we meet our obligations to you as our landlord or client.

We fill gaps by letting the property to well-vetted guests who need accommodation while visiting the area for leisure and to families who need accommodation due to work being carried out on their main residence (often insurance companies are funding the stays).

Sometimes issues where something gets damaged can arise whenever you rent out your property. The difference between renting your property to us and renting to a standard tenant is that we take care of all aspects of wear-and-tear maintenance and repair on the rare occasion that a guest causes any damage at the property. Our guests have to provide ID and sign strict terms and conditions so if something gets damaged we charge it directly to the guest or deduct directly from their security deposit if applicable. We are fully insured if the worst should happen.

A key difference with us, is that we have guests, not tenants so they have no right to occupy. If there is a problem – we can remove them. Overall, the property has to stay in hotel standard condition or we could not operate as a business so you can rest assured the property will be looked after – that’s what makes us the perfect tenants as your needs and ours are aligned!

Not every property and not every location will work as serviced accommodation. We offer a free consultation service to anybody who is serious about renting their property out as serviced accommodation. This will include a detailed overview of serviced accommodation trends in your area and an analysis of the competition. An analysis of your property takes only a few days and at the end of this process we will both have a clear idea as to whether your property will work as a serviced accommodation property.

In short, no not at all! As part of our full management service our dedicated in-house team handle all of the moving parts that make a successful hospitality business really sizzle. We have a local professional cleaning team who will take care of laundry, linen, cleaning and preparing your property for the next guest.

We charge 15% of net revenue (once any Online Travel Agent commissions have been deducted) before cost of sales for 10+ properties, 18% for 4-9 properties and 20% for 1-3 properties. 

All cost of sales are deducted before the net payment is made to the landlord. These can include cleaning costs, linen costs, supplies etc. However, by renting your property on a short-stay basis it is perfectly possible to earn 2-3 more than you would by renting it out on a standard long-term tenancy.
